There’s no doubt that if you have scheduled your appointment to meet with one of our sales consultants, you have decided that you’re ready to start looking for your new home! You can expect to receive a lot of information in these appointments, whether you choose a private, in-person appointment or a virtual appointment, as well as be asked what you’re looking for in terms of a new home build. Being prepared for your appointment will help create an efficient and effective experience for both you and the builder.

We’ve put together a list of items to help you prepare for your appointment:

1. Decide on the Basics: The first step is deciding what you’re looking for in a new home. This doesn’t have to be exact, but knowing how many bedrooms you need, the size of home and style that you want (2-storey or bungalow) is a good starting point.

2. Do Your Research: Chances are if you’ve scheduled your appointment, you’ve already done a fair amount of research on your builder. However, we encourage you to dig deeper. Look at all the information your builder has made available on their website. Whether that’s warranty programs, floor plans, available communities, or the building process; the more you know beforehand, the better!

3. Make a List of Questions: Before you go, we suggest writing down a list of questions. As there is a lot of information, it isn’t uncommon to forget to ask something. You can always reach out after your appointment if something was missed or if you’d like clarification on anything. We want you to have a clear understanding of the process and our Sales Consultants are more than happy to help.

4. Get Inspiration and Bring Photos: Look at images of show homes your builder has done, as well as other external sources, such as Pinterest or Houzz. This will help you to decide what style and aesthetic you’re looking for and can even help you decide on your homes layout. If you find something you like, snap a picture, and bring it with you. Visual aids go along way and prevent a possible misinterpretation.

Keep in mind, while selecting your finishes typically takes place during your Design Centre Consultation, some items may need to be added earlier on in the build (such as an upgraded fireplace). Be sure to ask your Sales Consultant about this.

5. Get Pre-Approved and Decide on Your Budget: Before heading into your appointment, it’s good to know what you’re willing and able to spend on your new home. While you can still attend your appointment without this information, it is likely going to be more beneficial for both you and the builder if you know your budget.

6. Decide on Your Must-Haves: It’s important to distinguish between your “wants” and your “must-haves”. Decide on the items that are non-negotiable and then move on to the items that you would like to include if your budget allows. A trick to this is to consider which items are more beneficial to be included in your build, such as an additional full bathroom, and which you could add yourself later down the line, like switching out a light fixture.
