When starting the process of looking for a new home, you may come across the terms “presale home” and “spec home”, but what exactly do those mean, and how do they differ? We’ll take you through the main differences between a presale home and a spec home (also known as inventory homes), and what Sterling can do for you on both fronts.

Presale Home

A presale home is a home that you’re involved in right from the start. You get to choose the lot you’d like to build on, the specific plan you’d like to build, and any modifications that you would like to make to that particular layout to meet your individual needs. This could range from adding an additional bedroom instead of the standard 18’ high ceilings in the great room, changing your dining room to a home office or having floor-to-ceiling cultured stone as a feature around your fireplace. You also get to choose the exterior and interior finishes of your home, making it reflect your true style. Keep in mind however, depending on the community you build in, your home may need to abide by the architectural guidelines set by the developer. This can include having some sort of stone on your front elevation, the type of fence material you can use, or the colours that will go with the theme of the community. It’s always a good idea to discuss this with your New Home Sales Consultant to get a good idea if the community’s style will fit your own. There is no need to worry though, you’ll still have an array of options to choose from.

Spec Home

If you’re looking to move in a shorter time frame, a spec home can be a great option. Spec homes are homes that the builders have already started the construction on, or are completely finished and ready to move in as soon as you want. They are built to suit the average home buyer, so you can expect a more neutral design, but still including many of the features and finishes you’d like to have. Another great benefit of these homes is depending on the point you decide to purchase the home, you may be able to make some of the big decisions, such as the interior color selections. The ability to make these decisions will depend on the stage of construction that the home is at when you purchase. After certain stages of the build, changes will no longer be an option as the home has progressed past that point in construction. If you’d like to be more involved in the process, it’s always best to get in during the early stages of the build.

One of the big differences between spec homes and presale homes is that with spec homes, the new home plan that is being built has already been decided. This means that you’ll still have a variety of homes to choose from that are already under construction, but you may be more limited on which floor plans and home styles are currently available.

How to Decide Which Option is For You

This decision will come down to how much time you have before you’d like (or need) to move and how involved you want to be in the process.

If you’re looking for a home that’s fully completed and will be ready for you within the next couple of weeks or months, then talk to your builder about what specs homes they currently have available and how close they are to being completed. Specs homes are also a good option if you’d still like to make some of the decisions but don’t have the time to go through the entire building process. Oftentimes, your builder will have an array of homes that are at different stages of construction. Consult with your New Home Sales Consultant about what homes are available and what decisions can still be made. They’ll be able to give you a good idea of the time frame before you’ll be able to take possession, and what changes you’re still able to make.

If you would prefer to be involved in the entire process and make all of the decisions, a presale home is the way to go. As mentioned earlier, you’ll be able to choose from an array of layouts that are already designed with the option to make the changes you wish. You’ll be able to build your dream home that perfectly fits your needs.
